Developer incentives

We have several incentives available to developers to encourage alignment with the City’s strategic priorities for urban development. Tax incentives are available for development in City Centre and Rutland Urban Centres, and grants and tax incentives are available to promote the development of purpose-built rental housing. 

Development fees & cost charges

We collect fees from land developers to offset costs of processing applications and finance capital projects related to new roads, drainage, sewers, water mains and acquiring parks. These fees include a Development Cost Charge (DCC), imposed by Bylaw pursuant to the Local Government Act. Anytime a proposed development increases density, DCCs are estimated and charged; this includes creating new square footage on a commercial or industrial project, adding new dwellings or creating new subdivided lots.

Property tax info and payments

2024 Property taxes are due on July 2, 2024

Property tax notices are mailed each year in late May. To avoid a legislated 10 per cent late penalty fee, payments must be received by the due date. If paying through telephone banking or online through your bank or third party credit card, be sure to allow your institution at least three business days to transfer the payment to the City by the due date. If paying by cheque through the mail, note that the postmark date is not considered date of payment. Interested in learning more about your tax bill?

Prepayment programs

Take the stress out of paying your taxes and set up monthly prepayments. After you have paid your current property taxes, you can set up monthly prepayments for next year's tax bill.

Simple interest will be paid on your prepayments each month at the Royal Bank prime rate less three per cent (minimum 0.4 per cent), and is credited to your property tax account. This interest is considered a tax discount by Canada Revenue Agency and is tax free.
